Thinking of Selling
Staging Your Home to Sell
Selling your home is a team effort. We need your help in getting your property ready to sell. Take a fresh look at your property. Go out to the street curb and look at your property through a buyer's eyes. Walk up to the front door. Most of us drive into our garage and never use the front door. The front door is how the buyers will enter your home. What does the front walkway and door look like? Need some trimming - some flowers and bark chips - some paint or stain? Poor curb appeal costs you money. Have you been putting off making minor repairs? Now is the time to do them. Many buyers cannot envision your home without these needed repairs.
The New American Heritage Dictionary defines the word staging as "the act of exhibiting, presenting, or performing on, as if on a stage." Think, then, about the staging of YOUR PROPERTY for sale!
What ways can we work together best to exhibit and present your property to the buyers who will come to view it? REMEMBER: First impressions can be lasting impressions!
Make A Good FIRST IMPRESSION:
- Trim and edge your lawn.
- Add some flowers and bark chips along the front walkways.
- How does the paint and the condition of the front door look?
- Clean driveway grease spots and check if the garage door needs paint.
- Take a look at your property from the road and then walk through the front door. What else will show your property to its greatest advantage?
LIGHT Helps your Home Look Larger and Cheerier
- Keep the shades/blinds/drapes open to let more light in.
- In dark hallways, entryways and rooms, leave the LIGHTS ON, even in the daytime.
- Dark paneling, paint, or wallpaper may need to be replaced or painted.
- Clean windows and sliding glass doors.
Show All The SPACE That Your Property Has
- Pack up those closets and get ready to move. Let the buyers see how much closet space they will be buying.
- Now is the time to clean the garage. How about a garage sale?
- Too much furniture will make your rooms look small. Move some furniture to the garage, if necessary.
- The KITCHEN is one of the most important rooms in the buyer's buying decision. Is it CLEAN? Can you pack some things away to better demonstrate the counter and cabinet space?
