On the surface, acting as your own agent may seem like a fantastic idea. Maybe you know somebody who knows somebody who sold their own home and can give you advice. Your neighbor has a friend whose brother is an attorney. Who needs an agent to do a comparative analysis when you have Zillow? Really, how hard can it be?
With 41 years of local real estate sales under my belt, I’m rarely surprised. I’ve seen it all, I’ve heard it all…and yes, I’ve smelled it all. (More on that later) You may think you know your home better than anyone else but when it comes to assessing the market, it isn’t as easy as it seems on the surface.
Almost 95% of buyers use a real estate agent and there’s a reason for that! Selling a home often means letting go of an emotional attachment. It can also mean letting go of a substantial profit if the sale isn’t handled correctly. A qualified agent enters your world as non-biased individual with your best interest front and center. It’s their job to tell it to you like it is. No sugar-coating, no agreeing to save your feelings, no false expectations. Your true home value, the curb appeal (or lack thereof), the eye candy and nose appeal (it may be time for a deep clean and a declutter), the reality of the market; all necessary to ingredients in real-estate soup. We want what you want, and we make sure you have the tools needed for success. Our reputation depends on it!
Keep in mind some buyers may be leery of working with a first-time seller. Even those sellers who have prior experience may not be fully versed on new laws, new paperwork and new processes. For example, while you may agree on the price, what about the closing costs? Are you sure your buyer can honor the contract you just signed? Were the costs calculated and negotiated in? Which closing costs are you responsible to pay? What just happened to the deposit…or in some cases, what deposit? Hmm, was that calendar days or business days?

Where will you market your property? “Free” sites? Word of mouth? Social media? Maybe you can do your own photos with your iPhone. They’re not professional quality, but what the heck. You must have photos to sell right? Just try to angle away from that load of laundry and yesterday’s dish pile.
Someone’s interested? Awesome! How do you feel when an unknown, unqualified person is all alone in your home with you? How about when you re-arrange your schedule to meet them and they don’t show up? If they make a verbal offer, what do you do? What will your response be when their offer is immediately 6% or 7% less than your asking price because, after all, you don’t have to pay an agent?
Statistically the odds aren’t with you when you try to go it alone. Trust and confidence is essential to a smooth transaction. Don’t get chopped. Your local real estate agent has the true recipe for success…and peace of mind!
